IMPLEMENTATION OF BIM
General
As the iMEP contractor, we will appoint a dedicated BIM manager to lead all BIM related resources, aids building design professionals, engineers, architects and consultants migrate all design and construction data to BIM and manage the BIM deliveries across the project. We enable our engineering staff and sub-contractors to strategise BIM execution plans throughout the project by our expert insights along with BIM modelling for building designs and effective process management solutions.
We deliver BIM project implementation plan to empower design and construction teams to gain an edge over building designs and construction management processes.
We enable elimination of material waste, clashes and time overruns by creating a coordinated BIM model for the project for Main Contractors and iMEP construction teams to make informed decisions and visualise designs in data-rich 3D. Our BIM BS engineers take construction teams from design to well-managed construction stages with appropriate scheduling, cost plans and sustainable processes. We empower construction and design teams to collaborate with AR and VR technology firms to help clients visualise designs before they are build.
BIM – DIGITIZATION
In the design phase of the project, all relevant stakeholders will well develop their BIM models and intrgated a project-information BIM (PIM) ecosystem which serve for all parties during the whole project lifecycle. As the iMEP contractor, we have skilled BIM technology to establish a model with the industrial standard BIM objects (LOD 300 initially) at the preparatory stage. Accurate modelling where elements are defined with specific assemblies, precise quantity, size, shape, location and orientation.
After professional judgment and analysis by BIM BS Engineers based on the project and design requirements from client, they will be deepened all design and construction data in the PIM ecosystem. Non-geometric information to the related BIM objects in the MEP model, such as equipment data, system data etc. BIM data will be growth and mature in the PIM ecosystem. Design / project / construction teams can utilize that information anytime, anywhere.

Given today's construction industry, managing the vast amount of information and ensuring that relevant stakeholders are obtained is the latest and most accurate one of the critical factors in our management mission.
PIM ecosystem allow for sharing, collaborating, and versioning that paper drawing sets. With cloud-based tools, collaboration can seamlessly occur across all disciplines within the project. BIM data will be developed to LOD400 in which construction data will be amended and verification. Teams allowed to share project information, model and coordinate planning, ensuring all stakeholders have insight into the project.
Through BIM's platform and tools, engineers can input daily activities and reports to the BIM database. BIM can be connected with other processes, such as modularity, safety control, logistics, etc., to BIM model maturity and better building productivity.
Improved Scheduling
As the BIM database matures in LOD400 and sharing in cloud, engineers from all parties can save time by reducing project cycle time and eliminating construction schedule frustration. BIM allows for both design and documentation to be done at the same time, and data can be easily changed to accommodate new information such as site conditions.
As the iMEP contractor, our Engineers will be according the approved programme to update the BIM database (also known as 4D BIM). The construction progress can be visual monitor and revise every day. We can also coordinate the construction process with other stakeholders through the BIM platform.
Through this process, the Project Team can accurately plan and collaborate with others. The improved coordination helps the project to be more likely completed on time.

With BIM technology, project team easily adapt to new information and schedules supported by 4D BIM simulation, and the project can be planned more accurately and communicated correctly.
 
Improved Coordination and Clash Detection
BIM allows the project to be better coordinated by Main Contractor and iMEP contractors. Any MEP clashes, internal or external, can be detected and solved before construction.
Using BIM software, iMEP Contractors can perform automatic clash detection to identify a large number of conflicts before delivering the BIM model to the Main Contractor for coordination works. iMEP Contractor's BIM BS Coordinator and BIM Engineer will attend BIM Coordination workshops assist the MC in presenting the BIM model walkthrough to Client and Consultants.
By avoiding clashes, we reduce the amount of rework needed on any given job. With BIM, we have the opportunity to plan it right before our build onsite. Project teams can avoid last-minute changes and unforeseen issues by enabling easy reviewing and commenting across multiple disciplines.
Once the BIM model gets the approval by the Client or Consultants, MEP Contractor can adopt BIM model in the construction life cycle. BIM Engineers can use the information in the BIM model to assist with ordering, delivery planning, construction progress, prefabrication, modular Installation & payment etc.
Besides, the iMEP Contractor will assist in resolving design changes or during construction problems and giving information to update the BIM model until the project completion of delivery to the Client.
Model-Based Cost Estimation
In the early planning stage of the project, if the estimator can make more effective construction cost estimates, it can reduce costs and reduce material waste, increasing model-based cost estimates. (also known as 5D BIM) Using BIM tools automates the time-consuming task of quantifying and applying charges, allowing estimators to focus on higher value factors, such as identifying construction assemblies and factoring risks.
Fundamental on BIM database, iMEP contractor can provide integration of design with estimating, scheduling and costing, generation of Quantity take-off, and derivation of productivity rates and labour costs could be reviewed instantly. All related data will be automatically updated with the changes in the model for procurement, fabrication and installation. And the 5D BIM can provide the project teams with resource-loaded schedules, detailed project risk analyses, and even resource forecasts for all construction tasks.
Increased Productivity and Prefabrication
As iMEP contractor, BIM data can be used to instantly generate production drawings or databases for manufacturing purposes, allowing for increased use of prefabrication (DfMA) and modular construction technology (MiC). By designing, detailing and building offsite in a controlled environment, we can diminish waste, increase efficiency, and reduce labour and material costs.
MEP engineers will produce construction drawings based on the BIM model to the manufacturer for modular production in the factory. The basic workflow is depicted graphically as below:

Preconstruction project Visualization
By using BIM, we can plan and visualise the entire project during preconstruction, before the shovel hits the ground. Space-use simulations and 3D visualisations allow clients to experience what space will look like offering the ability to make changes before construction start. Having a more great overview from the beginning minimises expensive and time-consuming modifications later.
Our engineers will be using BIM mobile device to assist site staff in understanding the drawing information for supervising installation work efficiently. Further, our team can work with AR and VR technology companies to help customers visualise designs before design.

Better Building Handover
In the BIM database also empowers the operation of the building after construction is over, providing an as-built model well after project completion.
Connected to the BIM database, the project team can continually update digital records of building information, which is valuable for facility management and refurbishment throughout the life of the building. To meet the delivery requirements of the LOD 500, the iMEP contractor will complete the BIM model in two ways.
1. As-Built Model Record
We will use 3D laser scanning technology to record the construction period, the on-site record of the completion period. Use the point cloud to operate, and create it by 3D laser scanning at the construction site. Based on laser scanning, we can collect accurate data from the site and then send this data to the BIM database, ensures the consistency of the BIM model with the actual environment.
2. As-Built Data Record
Our BIM BS Engineers will collect all equipment menus as building information provided by the manufacturer. All BIM data in relational database will be verified and recognized as LOD500.
Engineers will follow the workflow for input As-Built Data, ensure the client can get the related information included in each facility or equipment, such as T&C data / Supplier record/ O&M menu / As-built Drawing etc., from the BIM database.

Stronger Facility Management
Verified information stored within LOD500 BIM includes schedules and layout as well as asset information such as cost, location, service life, carbon impact, maintenance, spares, re-ordering, substitution, serial number, warranty details and more.
In Smart-FM, integrating BIM with facilities management software systems is the holy grail in terms of better quality and standardised data. BIM provides more reliable information to report to the board, as it can be received, stored, combined with other data and analysed seamlessly. Smart-FM with BIM data allows FMs to make informed decisions through the whole lifecycle of the facility around areas such as space use, floor planning, equipment and asset maintenance, energy consumption, and cost efficiencies. Such is the holistic nature of the BIM and FM integrated data, problems can be diagnosed quickly, and performance predicted resulting in fewer equipment and asset failures.
Better Maintenance Service
Maintenance engineers can also see a 3D visualisation of the asset and its location, together with all service history and specification, and contact information in advance of a maintenance visit, reducing repeat visits and improving response times.
